Legionella Risk Assessment Hatfield – Landlords & Businesses
Need a Legionella risk assessment in Hatfield, Doncaster? I provide professional Legionella risk assessments for landlords, businesses, schools, nurseries, factories, offices and other organisations throughout Hatfield and the surrounding Doncaster area.
I’m Paul, an independent Legionella risk assessor with more than 30 years’ experience in compliance inspections and assessments. I provide practical, documented assessments designed to help dutyholders understand the risks within their water systems and the measures required to control them.
Unlike a simple online checklist, a professional Legionella risk assessment considers the actual property, its hot and cold water system, how it is used and the people who may be exposed.
Whether you are responsible for a rental property, nursery, school, office, factory or other commercial premises in Hatfield, the assessment needs to reflect the building and water system actually being managed.
If you need help understanding your responsibilities or arranging an assessment in Hatfield, you can contact me directly.
Legionella Risk Assessments in Hatfield
Legionella bacteria can grow in water systems where conditions allow it to multiply. The risk is particularly associated with water temperatures favourable to bacterial growth, stagnation and systems where water droplets or aerosols may be produced.
The purpose of a Legionella risk assessment is to identify and assess potential sources of risk and determine whether suitable controls are in place.
An assessment may consider factors including:
- Hot and cold water temperatures
- Water storage
- Little-used outlets
- Stagnation and dead legs
- Shower heads and hoses
- Hot water cylinders
- Cold water storage tanks where present
- Pipework configuration
- The condition and use of the water system
- People who may be particularly susceptible to infection
- Existing monitoring and control arrangements
The assessment should be appropriate to the property and water system rather than simply consisting of a generic list of boxes to tick.
A straightforward domestic property and a larger commercial building may have very different systems, patterns of use and control requirements. That is why the assessment should be based on what is actually present at the premises.
Who Is Responsible for Legionella Control?
Health and safety law places duties on people and organisations who are responsible for premises and water systems in connection with work activities.
Depending on the circumstances, this can include employers, landlords and people with responsibility for managing premises.
The dutyholder needs to ensure that the risk from exposure to Legionella is properly assessed and controlled.
For more complex premises, responsibilities may also need to be formally allocated so that everyone involved understands who is responsible for implementing and monitoring the required control measures.
If somebody within your organisation has been appointed to oversee Legionella control, my guide to The Role of the Responsible Person for Legionella Control explains the role in more detail.
Legionella Risk Assessments for Landlords in Hatfield
Landlords have responsibilities for the health and safety of their tenants, including controlling risks associated with Legionella where applicable.
For many ordinary domestic rental properties, the water system may be relatively straightforward and the overall Legionella risk may be low. However, low risk does not mean the risk can simply be ignored.
The important point is that the risk must be properly considered and suitable controls put in place where necessary.
A Legionella risk assessment for a rental property can identify issues such as:
- Little-used outlets
- Stored hot or cold water
- Inadequate water temperatures
- Redundant pipework
- Shower hoses and heads
- Areas where water may stagnate
- Changes to the property or water system
- Control measures the landlord should maintain
The resulting report provides a documented assessment of the property and identifies any actions considered necessary.

Can a Landlord Complete Their Own Legionella Risk Assessment?
There is no legal requirement that every landlord must employ an outside company to carry out a Legionella risk assessment.
However, the person carrying out the assessment must be competent to assess the risks involved.
That distinction is important.
Downloading a Legionella checklist or template does not automatically make someone competent to assess a water system. The person completing the assessment needs sufficient knowledge and understanding to identify relevant hazards, evaluate the risk and determine suitable controls.
If you are considering carrying out your own assessment, my guide to Legionella Risk Assessment Templates for Landlords explains the limitations of generic checklists and the importance of competence.
Commercial Legionella Risk Assessments in Hatfield
Legionella risk management is not limited to residential landlords.
I also provide commercial Legionella risk assessments in Hatfield and across the Doncaster area for businesses, employers and organisations responsible for workplace and managed water systems.
The nature of the assessment depends upon the premises, how the building is used and the hot and cold water systems present.
I can assess a wide range of commercial and managed premises, including:
- Offices
- Factories
- Warehouses and industrial units
- Workshops
- Shops and retail premises
- Nurseries and childcare settings
- Schools and educational premises
- Care homes and care settings
- Community buildings
- Small businesses
- Commercial units
- Other workplaces and managed premises
Some commercial buildings have relatively simple mains-fed water systems. Others may contain stored water, calorifiers, multiple hot-water systems, showers, extensive pipework or parts of the building that are only used occasionally.
The assessment therefore needs to reflect the actual commercial premises and water system, rather than applying the same checklist to every building.
A commercial Legionella risk assessment looks beyond simply taking water temperatures. It considers the water system, how the premises are operated, who may be exposed, existing management arrangements and whether appropriate controls are in place.
Legionella Risk Assessments for Nurseries and Schools in Hatfield
Nurseries, schools and other educational or childcare premises can present different considerations from an ordinary domestic property.
The building may contain numerous outlets, areas that are unused during holidays or weekends, staff and public facilities, stored water or sections of the premises with different patterns of use.
There may also be people using the premises whose susceptibility to infection requires particular consideration.
A suitable assessment should therefore consider the actual water system, occupancy, patterns of use and existing management arrangements.
Where staff have responsibility for implementing ongoing control measures, appropriate instruction and training can also be important.

Legionella Assessments for Care and Vulnerable-Person Settings
Some premises require particular attention because the people using them may be more susceptible to Legionnaires’ disease.
This can include certain care environments and premises accommodating vulnerable people.
In these settings, effective Legionella management is particularly important. The assessment may need to consider not only the physical water system but also management arrangements, monitoring records, responsibilities and the procedures used to maintain control.
Where appropriate, I can also provide Legionella Responsible Person Training to help the person responsible for day-to-day water safety understand their role.
What Happens During a Legionella Risk Assessment?
I attend the premises and examine the water system and the factors relevant to Legionella risk.
The exact assessment depends on the type and complexity of the premises, but may include:
- Identifying hot and cold water systems
- Checking representative water temperatures
- Examining accessible water storage
- Looking for potential stagnation
- Identifying little-used outlets
- Examining showers and other aerosol-producing outlets
- Considering redundant pipework and dead legs
- Reviewing relevant management arrangements
- Considering people who may be particularly vulnerable
- Reviewing available monitoring or maintenance records
- Identifying existing control measures
- Recording findings and recommendations
The assessment is then documented in a written report.
What Should Be Available for the Assessment?
For a straightforward domestic rental property, very little preparation may be required.
For businesses, schools, nurseries, factories and larger managed premises, it can be useful to have relevant information available where it exists.
This might include:
- Previous Legionella risk assessments
- Water temperature records
- Flushing records
- Water-system schematics or plans
- Maintenance records
- Information about alterations to the water system
- Details of the person responsible for water safety
- Relevant written procedures or Written Scheme of Control
Don’t worry if some of these records don’t exist. Part of the assessment is establishing what arrangements are currently in place and whether anything further is required.
What Happens After the Legionella Assessment?
Following the site inspection, I prepare a written Legionella risk assessment report based on the premises and water system assessed.
The report records relevant findings and identifies actions or control measures where required.
This gives the dutyholder a documented assessment rather than simply a verbal opinion or a completed generic checklist.
Where issues are identified, the report helps establish what needs to be addressed and provides a basis for the ongoing management of Legionella risk.
For commercial premises, the report can also help the person responsible for water safety understand the monitoring, record keeping or other control measures that may need to continue after the assessment.
How Often Should a Legionella Risk Assessment Be Reviewed?
There isn’t a universal rule stating that every Legionella risk assessment must automatically be replaced after a fixed period.
The assessment should be reviewed when there is reason to believe it may no longer be valid.
Reasons for review can include changes to:
- The water system
- The building or its use
- Occupancy
- Management responsibilities
- Control measures
- Relevant guidance
- Circumstances indicating that existing controls may no longer be effective
Different sectors or organisations may also operate their own review schedules.
The important point is that a Legionella risk assessment should remain relevant to the actual premises and water system.
Is Legionella Testing the Same as a Risk Assessment?
No.
A Legionella risk assessment and Legionella water sampling are different things.
A risk assessment examines the water system and the circumstances that could allow Legionella to grow or expose people to risk.
Water sampling involves collecting samples for laboratory analysis.
Routine Legionella sampling is not automatically required for every simple hot and cold water system. Whether sampling is appropriate depends upon the circumstances and the system being managed.
A water sample should therefore not be treated as a substitute for a suitable and sufficient risk assessment.
Legionella Responsible Person Training for Hatfield Businesses
For businesses and organisations, completing the risk assessment may only be part of managing Legionella effectively.
Where ongoing controls are required, somebody may need responsibility for ensuring tasks are completed, records are maintained and recommendations from the assessment are acted upon.
I provide Legionella Responsible Person Training for Duty Holders, Responsible Persons, landlords, facilities managers, building managers and other staff involved in water safety.
The training covers practical subjects including understanding risk assessments, temperature monitoring, flushing little-used outlets, record keeping, Written Schemes of Control and implementing appropriate control measures.
This can be particularly useful for schools, nurseries, care settings, factories, offices and other commercial premises where staff have ongoing responsibilities after the Legionella risk assessment has been completed.
Why Choose an Independent Legionella Assessor in Hatfield?
When you contact Legionella Assessors, you deal directly with the person carrying out your assessment.
I am independent and my role is to assess and report the risk. The objective is to give you clear information about your water system and the controls required rather than complicating the process unnecessarily.
I work with landlords, businesses and organisations throughout Doncaster and the surrounding area and bring more than 30 years’ experience in inspection and compliance work to my assessments.
Whether I am assessing a rental property, office, nursery, school, factory or other commercial building, the assessment is based on the actual premises and water system.
If something needs attention, I’ll explain it clearly in the report.
Legionella Risk Assessment Hatfield – Frequently Asked Questions
Do landlords in Hatfield need a Legionella risk assessment?
Landlords have a duty to assess and control the risk of exposure to Legionella in their rental properties. In many ordinary domestic properties the risk may be relatively low, but the risk still needs to be properly considered and controlled.
Do you carry out commercial Legionella risk assessments in Hatfield?
Yes. I provide commercial Legionella risk assessments in Hatfield for offices, factories, warehouses, workshops, shops, nurseries, schools, care settings and other businesses and managed premises.
The assessment is based on the actual water system, how the premises are used and the control arrangements already in place.
Can you assess factories and industrial premises?
Yes. I can carry out Legionella risk assessments for factories, workshops, warehouses, industrial units and other commercial premises. The scope of the assessment will depend upon the size and complexity of the water systems present.
Do you provide Legionella assessments for schools and nurseries?
Yes. I provide Legionella risk assessments for schools, nurseries and other childcare or educational settings. These premises may require particular consideration of occupancy, periods of reduced use, little-used outlets and ongoing management arrangements.
Is a Legionella certificate legally required?
The important legal requirement is not simply obtaining a document called a “Legionella certificate”. Dutyholders need to assess and control the risk appropriately. A professional written risk assessment provides evidence of the assessment and records the findings and necessary controls.
Can I use an online Legionella checklist?
A checklist can be useful as an aid, but it doesn’t establish that the person completing it is competent or that all relevant risks have been identified.
The assessment needs to be suitable for the actual property and water system.
Does a Legionella risk assessment include temperature checks?
Water temperatures are an important part of assessing many hot and cold water systems and representative temperatures may be checked during the assessment.
However, a Legionella risk assessment involves considerably more than temperature readings alone.
Do you provide Legionella training?
Yes. I provide Legionella Responsible Person Training for people responsible for helping manage Legionella and water safety within their organisation.
Do you provide Legionella assessments for care settings?
Yes. I can assess care and other managed premises where water safety and Legionella controls form part of the organisation’s responsibilities.
Do you cover landlords as well as businesses?
Yes. I provide assessments for individual landlords as well as businesses and organisations. This includes both straightforward rental properties and more complex commercial and managed premises.
